Showe Management Corporation / Showe builders Inc. the management arm of the Showe Companies, implements and monitors a cost efficient program to ensure long term profitability of the numerous developments which it oversees. Corporate staff supervises all aspects of operational control and make regular on-site inspections. Day-to-day management and maintenance is delegated to on-site Property Managers who have demonstrated themselves to be experts in
administrative and operational management. Showe Management insists on having their managers, cleaning and maintenance personnel live on-site to provide for day and night management, prompt maintenance and to develop a sense of proprietary interest in their workplace.
The resident managers decide all routine matters, normal operating maintenance items and make emergency decisions. They are also responsible for timely rent collection. Unusual problems, notification of emergencies and consultations are referred to regional and corporate office personnel. Showe Management is proud to have a stable work force with the average
duration of employment for resident managers of over 8 years. Nationwide, where in many instances there has been an oversupply of apartment units, Showe Management Corporation has maintained an average vacancy record of less than 3%.
Weekly visits to project sites are made by regional office personnel to review
profitability, project appearance, compliance, maintenance concerns and resolution of all issues vital to successful management. Section 8 and Section 42 requirements and income verification's are checked by corporate office personnel to ensure consistent and accurate compliance.
With their fully computerized accounting systems, corporate office personnel generate complete accounting and management information for each property. Actual expenses incurred for maintenance, administration, renting and operating expenses are continuously compared with budgeted projections. Any variation above 5% must be identified and explained. Monthly
occupancy reports, operating budgets, financial statements, profit and loss statements and forecast statements are produced, giving a high degree of fiscal and operational control. A thorough cash management program ensures that project cash is fully invested in interest bearing accounts, thereby maximizing investment returns.

Andrew E. Showe has overseen the day-to-day operations of Showe Management Corporation for over 25 years. In 1995, he became President of Showe Management. In that capacity, he is responsible for all aspects of the Development, Acquisitions, Rehabilitation and Financing of over 5,000 conventional, Section 42 and subsidized units at communities in Ohio, Texas, New Mexico and Hawaii.
In addition to its multifamily portfolio, Showe Management operates over 400,000 square feet of commercial office properties in Ohio, Florida and Hawaii. Mr. Showe has a Bachelor of Science degree in Finance from Arizona State University.
He is an active member of the National Multifamily Housing Council, National Association of HUD Managing Agents, National Leased Housing Association, National Apartment Association, the Ohio Apartment Association and the Columbus Apartment Association. He proudly served as the President of the Columbus Apartment Association in 2000 and currently is an active member of its Board of Directors.
Scott Hunley is Vice President of Showe Management Corporation where he oversees property management of the 4,000 plus unit portfolio, consisting of conventional, Section 42, HUD and Rural Development properties. In addition, Mr. Hunley oversees all Low Income Housing Tax Credit development activities, including acquisition, rehabilitation and new construction.
He is a 1986 graduate of Franklin University with a Bachelor of Science degree in Business Administration with a major in Finance. He is a Certified Property Manager® with the Institute of Real Estate Management, A Certified Assisted Housing Manager and a Certified Credit Compliance Manager. Mr. Hunley worked for the U.S. Department of Housing and Urban Development from 1991 to 2001 and again from 2008 to 2010.
During Mr. Hunley’s tenures at HUD, he was the Multifamily Hub Director for the State of Ohio, overseeing all FHA multifamily underwriting and mortgage endorsements, and asset management of the HUD portfolio through offices in Columbus, Cleveland and Cincinnati. Mr. Hunley’s HUD experience includes several years in FHA administration and asset management, and he has also served as the Director of the Los Angeles Enforcement Center.
From 2004 to 2008, Mr. Hunley was Vice President of Development for Ohio Capital Corporation for Housing, where he assisted developers in all aspects of structuring and developing tax credit projects.
Mr. Hunley specialized in mixed finance projects involving LIHTC, Tax Exempt Bond Financing, HUD programs and HOPE VI funding. Before joining OCCH, Mr. Hunley was Director of Risk Mitigation at Paramount Financial Group, where he was the Owner Representative of over 60 tax-exempt bond LIHTC properties and was responsible for the restructuring and disposition of troubled assets. Mr. Hunley serves on the Board of the Ohio Housing Council, the Midwest Affordable Housing Management Association, and the National Affordable Housing Management Association.
Hugh B. Showe, II is the President of Academy Heights Construction Corporation and Showe Construction Company. He is a 1976 graduate of The Ohio State University with a degree in Business Administration and Accounting.
For over 30 years he has directly supervised construction of all construction activities undertaken by the Showe Companies, and has been responsible for overseeing the management of over 11,000 units of market rate, subsidized, tax credit, student housing and rental housing, as well as condominium association management.
In addition to his construction act business development and acquisition activities. He is personally certified and licensed as a General Contractor in the states of Ohio, New Mexico, Hawaii, California and Utah.
Mary L. Perman, CPA joined Showe Companies as Chief Financial Officer in 2008. Ms. Perman graduated from Ashland University in 1991 magna cum laude, earning a Bachelor of Science degree in Business with a major in Accounting and Finance. In 1993 she achieved her Certified Public Accountant certificate in the State of Ohio.
Ms. Perman has over 25 years of experience in corporate accounting, auditing and the real estate industry. This experience includes more than 15 years as Controller and Corporate Officer for a commercial real estate company that grew from $25 million to $75 million in revenues during her tenure.
As Controller, Ms. Perman was instrumental in setting up the necessary internal controls to safeguard the corporate assets and was responsible for the integrity of the quarterly and annual financial statements. Ms.Perman is a member of the Ohio Society of Certified Public Accountants.
Michelle R. Oglesbee is Chief Compliance Officer and Field Operations Manager for Showe Management Corporation. Ms. Oglesbee has worked with the Showe Companies since 1995 after graduating from The Ohio State University earning a Bachelor of Science degree in Business Administration, majoring in Accounting and Finance.
Prior to joining Showe Companies, Ms. Oglesbee served honorably in the United States Army in Europe and within the continental United States.
Having worked in various departments of Showe Management Corporation, including accounting and systems management, Ms. Oglesbee has gained extensive property management experience and is directly involved with the varied aspects of managing conventional, subsidized and tax credit properties.
She currently leads the compliance team and has earned professional designations including Certified Property Manager, Certified Assisted Housing Manager and Specialist in Housing Credit Management.
Jerry R. Becker is Senior Operations Manager for Showe Management Corporation and is responsible for overseeing inspections of all physical facilities as well as maintaining proper operational controls.
Mr. Becker has worked with the Showe Companies since 1986 and has experience as a Regional Manager overseeing over 1000 units in a portfolio of conventional and affordable properties. Mr. Becker also has experience as a site manager of over 450 units, involving HUD Section 236, Section 221(d)3 and Section 8 subsidies.
Mr. Becker is a graduate with High Honors of Northern Michigan University where he earned a Bachelor of Science Degree in Business Administration with a major in Management and Marketing and a minor in Economics.
Mr. Becker has earned designations of Certified Apartment Manager (CAM), Certified Apartment Property Supervisor (CAPS) and Certified Occupancy Specialist from Quadel. Mr. Becker holds a Universal HVAC Certification, a designation as Limited Pest Control Operator from the State of Ohio and is a Certified Pool Operator.
